01: Board Meeting Minutes-August

After connecting with some of my real estate friends I learned that Kitec was rather common. Many buildings had already gone replaced their kitec when it became an issue in 2005-2007 and many other buildings had simply left their Kitec as is and left a disclosure in the status certificate to warn potential buyers.

Because of this, I felt obligated to look into our Kitec repair. I felt that forcing this repair on us could have dire circumstances to some residents based on their financial situation.

I started by asking Roz for board meeting minutes. Below is a snippet of the August 2021 board meeting minutes. Keep in mind that the board edits and reviews these minutes prior to publishing them and we must wait 1 month before being able to obtain a copy. Despite these edits this is what I was able to find.

2 things struck me as odd here.

  1. Why did we need to hire a lawyer to put pressure on owners? If the work was truly in our best interest, wouldn’t we naturally come to this conclusion without a lawyer pressuring us? Many of you will recall that during our town hall meetings the lawyer the board hired was rude and short with many of us, and even prevented us from being able to finish our full question.
  2. Kitec was found in common areas. It was known in August, yet at our townhall meeting in November 2021 the lawyer was adamant that this was not true (Later I will present audio recording from December 2021 from board members confirming the existence of Kitec in common elements). It made no sense that in August they know about its existence in common elements, in November they denied it and then again knew about it in December… In around September/October 2021 the board decided that they would not proceed with M&E Engineering and instead decided on Trace.
